Proactive care starts with knowing exactly what your home needs — today and in the years ahead.
A maintenance inspection is different from a purchase inspection. You already own the home — the goal isn't to decide whether to buy it, it's to understand what your home needs now and plan for what it will need in the future. Proactive maintenance catches small problems before they become expensive emergencies, extends the life of your home's systems, and protects your investment value over time.
Every maintenance relationship begins with a comprehensive baseline inspection — the same thorough evaluation we perform for buyers, covering all major systems per InterNACHI Standards of Practice. This establishes the current condition of your home and identifies any immediate concerns, upcoming maintenance needs, and long-term planning items. The baseline report becomes your home's health record.
After the baseline inspection, we provide an increased level of ongoing care tailored to your home's specific needs. This may include annual re-inspections focused on previously identified concerns, seasonal maintenance checks (especially important before and after Kauai's rainy season), monitoring of items flagged for future attention, and coordination with qualified contractors for any needed work.
For homeowners who want regular professional monitoring, see our Property Care Subscription plans.
Initial baseline inspections are priced using our standard residential pricing. Ongoing return inspections and oversight visits start at $250. See our Property Care Subscriptions for scheduled ongoing monitoring plans.
