What Thermal Imaging Detects

Hidden Moisture
Water behind walls, under flooring, and in ceilings shows as cooler spots on the thermal image. We catch leaks before they become visible damage — and before they lead to mold.
Missing Insulation
Gaps in insulation create temperature differences visible on FLIR. Common in older Kauai homes and critical for energy efficiency and moisture control.
Electrical Hot Spots
Overloaded circuits, loose connections, and failing breakers generate heat before they fail. Thermal imaging identifies electrical problems that visual inspection cannot.
Plumbing Leaks
Hot water supply lines, active leaks, and condensation patterns are clearly visible on thermal scans — even behind finished walls and under flooring.

Mold, lead paint, and asbestos testing.

On Kauai, moisture-related problems are the number one condition we document — and sometimes a thermal finding or a visible concern needs to move from observation to laboratory evidence. Quentin Inspections offers mold, lead paint, and asbestos sampling as add-on services during a home inspection, a pre-listing inspection, or as standalone visits.

Mold Sampling
Laboratory-analyzed air and surface sampling when thermal imaging, moisture readings, or visible growth indicates a potential indoor air quality concern. Standard package: 2 air samples + 1 swab with control, $450. Additional samples: $125 each. Results typically returned within 3–5 business days from an accredited lab.
Lead Paint Testing
Swab testing for homes built before 1978, required by federal disclosure rules and important for families with young children or pregnant women. Standard package: 3 site swabs, $100. Additional sites priced on request. Results provided with the inspection report.
Asbestos Sampling
Available on homes where suspect materials — popcorn ceilings, vinyl flooring, older pipe wrap, certain exterior sidings — are visible and sampling is appropriate. Asbestos sampling requires written seller consent before any material is disturbed. $150 per sample, submitted to an accredited Hawaii lab.
Commercial & Light Commercial
Environmental testing is also available on commercial and light commercial properties as part of a commercial inspection scope or as a standalone service. Scope is quoted per property based on square footage, building age, and suspected materials.

Testing, not remediation

Quentin Inspections performs sampling and documentation. Actual remediation of mold, lead paint, or asbestos is handled by licensed specialists — we will connect you with trusted Kauai-based remediation contractors when that becomes the next step. This keeps the inspection independent and keeps you in control of any follow-up work.

Scheduling note: Sampling added to an existing inspection is faster and cheaper than a return visit. When possible, flag testing needs at booking so we arrive with the right supplies and sampling chain-of-custody paperwork.
